Real Estate Planning in Costa Rica

Once the topographical survey with elevations, setbacks boundaries, and resource requirements are determined the planning of your real estate development in Costa Rica begins. Roads and homesites with optimal building locations are determined and a MASTER SITE PLAN will be designed and submitted to the local Costa Rican municipality for approval. All lots are deeded individually with clean titles, legal water and power, and in most cases high speed internet communication.

Cavu may review the following elements as part of the planning process:

Water Source

The development property may have rights to source water from the local municipality like the AyA or ASADA (public water companies/associations in Costa Rica), or by obtaining a water concession (legal access to a spring, creek or well).

Electricity

The most common source for electric power in Costa Rica is ICE (the government-owned electric company). The electrical power pole locations are identified in relation to the property to determine if extended service is required.

Internet

Many areas have wired, cable Internet in Costa Rica. We try and bring high speed internet to our development locations when possible. Some properties may require satellite or cell service.

Road Service

Accessing a development property year around and ensuring there is a public road or legal right of way to access the land is important. We work with local municipalities to bring road improvements for better public access roads to our developments, as well as, improving internal roads.

Property Limits

Make sure that the property boundaries are detailed on a site plano and registered with the municipality. These plans may include setbacks from roads, rivers, or protected jungle areas that you should know about. Then make sure they are correct by having a survey completed.

Zoned Use

As part of the development process, we work with the local municipality to make sure the land is zoned in accordance with its intended use.

Title Status

One of the most important things to make sure of is a clear title. Ensure that the person selling has paid all taxes and there are no disputes or liens. In some cases, we purchase untitled land and our legal team works with local municipalities to get this land retitled and cleared.
