Due Diligence

Land Acquisition

At Cavu, we aim towards the acquisition of raw farm land lacking entitlements in Costa Rica for real estate investing. This could be land that does not have a title, legal water, power, communication cables, suitable roads for driving, or all of the above. Starting with raw, undeveloped land in Costa Rica gives us the best opportunity to provide the highest ROI back to our owners and investors.

Once the topographical survey with elevations, setbacks boundaries, and resource requirements are determined the planning of your real estate development in Costa Rica begins. Roads and homesites with optimal building locations are determined and a MASTER SITE PLAN will be designed and submitted to the local Costa Rican municipality for approval. All lots are deeded individually with clean titles, legal water and power, and in most cases high speed internet communication.

Planning

Whether it is a water concession, a bridge that is required to access the property, or power lines; our planning and legal team of consultants specialize in working with local municipalities to bring the required Costa Rican land entitlements to properties for development and properly mitigate entitlement risk.

Entitlements

The Costa Rican government is at a pivotal point to improve the infrastructure in Costa Rica to keep up with the demand of growing tourism. With this, Cavu has partnered with them to build new roads, install power lines, bring in fiber communication, identify water sources, as well as other mutually beneficial infrastructure improvements. Once the improvements are made we often donate them back to the local municipalities for them to uphold and maintain. This helps to offset our long-term maintenance costs, but more importantly benefits the entire community as a whole with improved infrastructure.

Infrastructure

The process of designing and building a home in Costa Rica requires careful thought and consideration. Once a client is ready to design and build a home, we walk the lot with the land owners to immerse ourselves into the property site. Seeing and feeling your emotions as you walk the property is the only true way for us to design exactly what you are envisioning and create a master site plan. Working with our preferred builders, architects and local municipalities, we manage and maintain the project from start to finish.

All common areas in the community like parks, roads,  and trails will be constructed according to the master site plan. If required, homesites are minimally cleared to provide walking paths to key areas on each property. Any trees cut down that can be utilized as building materials will be planned and stored for future use. We want to have as minimal impact as possible on the land and conserve its natural beauty.
